Terms of Use

These terms govern what you buy from OwnerBuild OS — courses, checklists, calls, and one-on-one guidance. Read them with the Owner-Builder Agreement & Oath, which covers the responsibility you take on as an owner-builder, and the Website Conditions of Use, which covers the site itself.

Agreement to these terms

By buying, enrolling, booking a call, or downloading a free resource, you agree to these terms. If you do not agree, do not buy or use the material.

What you are buying

You are buying instruction and, at some levels, the time and attention of a person who has run these projects. You are not buying construction services, design services, a licensed professional opinion, or a result. Course descriptions tell you what is included; nothing outside that description is promised.

Access and licence

• Your purchase gives you a personal, non-transferable licence to use the material for your own project.
• You may not share your login, resell, republish, or distribute the material, or use it to build a competing course or coaching offer.
• You may use the checklists, worksheets, and templates on your own projects, including projects you own with a spouse or partner.
• We aim to keep purchased material available to you for as long as we run the course. If we retire a course, we will give you reasonable notice to download what you need.

Prices, payment, and upgrades

Prices are shown on the courses page and may change; the price you paid is the price for what you bought. Payment plans, where offered, must be completed — a missed payment can suspend access until it is resolved. First Steps is credited toward an upgrade if you upgrade within 30 days of buying it, applied against the difference in price. Where an engagement runs past its included counts or its stated term, additional document reviews and extensions are available at the rates shown on the courses page.

Refunds

If a course is not what you expected, contact us within 14 days of purchase and tell us what did not work; we will refund it. Refunds are not available after that window, or once one-on-one time has been delivered, because that time cannot be returned. Hourly calls are refundable if cancelled at least 24 hours in advance.

One-on-one work

• Calls are scheduled by agreement and held over video. The number of calls, document reviews and walkthrough reviews included at each level is stated on the courses page, and those counts are the limit of what is included.
• All work is delivered remotely. We do not attend your job site. Where a review needs eyes on the work, you send photographs or a video walkthrough and we return a recorded review.
• Reviewing your bids, plans, or budget means giving you an experienced second opinion. It is not an inspection, an audit, an appraisal, a code review, or a professional certification, and it does not transfer responsibility for the decision to us.
• We may decline or end an engagement — with a refund of anything undelivered — if a project falls outside what we can responsibly help with.

No professional advice

Nothing here is legal, financial, tax, engineering, architectural, or real-estate advice, and no professional relationship is created by buying a course or speaking with us. Retain licensed professionals for those questions.

No guarantee of results

We do not guarantee savings, budget, schedule, permit approval, financing, workmanship, property value, or resale. Examples, figures, and past projects shown on this site illustrate how the method works; they are not a forecast of what your project will do.

Your responsibilities

You are responsible for your project: permits, code compliance, safety, insurance, the people you hire, and every contract you sign. The Owner-Builder Agreement & Oath sets this out in detail and forms part of these terms.

Intellectual property

The courses, checklists, worksheets, templates, drawings, photographs, and written material on this site belong to OwnerBuild OS unless credited otherwise. Project photographs are of work we have run and may not be reused. You keep ownership of anything you create using our templates for your own project.

Your material

If you send us plans, bids, budgets, or photographs so we can help you, you keep them. You give us permission to use them for the purpose of helping you. If we ever want to use your project as an example publicly, we will ask you first.

Limitation of liability

To the fullest extent permitted by law, OwnerBuild OS and Dennis Vu are not liable for indirect, incidental, or consequential losses, including lost profit, delay, cost overrun, or property damage arising from your project or your use of the material. Where liability cannot be excluded, it is limited to the amount you paid us in the twelve months before the claim. Nothing here limits liability that cannot lawfully be limited.

Indemnity

You agree to cover OwnerBuild OS and Dennis Vu against claims brought by third parties — workers, neighbours, buyers, lenders, or authorities — arising out of your project or your breach of these terms.

Governing law

These terms are governed by the laws of the State of California. Any dispute will be handled in the state or federal courts serving Orange County, California.

Changes

We may update these terms. The date at the top shows when they last changed, and material changes apply from the date they are posted. What you already bought stays governed by the terms in force when you bought it.
